Japan GLP to Develop Advanced Logistics Facility in Tokai, Aichi Prefecture
Japan GLP will develop "Marq Tokai Nawa," an advanced logistics facility in Tokai City, Aichi Prefecture. The facility will be developed as a dedicated property for a major company that already uses the company's logistics facilities. Construction is scheduled to begin in December 2026, with completion in October 2028.
The facility rises five stories above ground, with a site area of approximately 14,520 tsubo (approx. 516,700 sq. ft.) and a gross floor area of approximately 44,468 tsubo (approx. 1,582,300 sq. ft.). It adopts a seismic isolation structure—rare among logistics facilities in Aichi Prefecture—providing business continuity performance that allows tenant companies to keep operating in the event of an emergency. Ceiling heights are set higher than typical logistics facilities to support in-warehouse operations using automated and labor-saving equipment, and a hazardous materials warehouse is also planned on the site.
The project site is located approximately 2.4 km from the Tokai-Shimpo Interchange on the Nagoya Expressway Route 4 Tokai Line, supporting both deliveries to central Nagoya and wide-area distribution across the Chubu region. It is directly connected to Nawa Station on the Meitetsu Tokoname Line, ensuring convenient commuting for employees. The site is also planned to include bicycle parking for approximately 300 bicycles, a station-front plaza, and a promenade.
This project is part of the "Tokai Nawa Ekinishi Land Readjustment Project," for which a joint venture between Japan GLP and Takenaka Civil Engineering & Construction Co., Ltd. serves as the project administrator. The project has been converting farmland west of Nawa Station into industrial and logistics land, with plans to attract a logistics facility to the large block at the center of the district. "Marq Tokai Nawa" has a site area of approximately 4.8 hectares, accounting for approximately 60% of the roughly 8-hectare project area.
