Sumitomo Corp. Acquires Office Building in Chiyoda-ku's Hirakawacho

Sumitomo Corp. acquired U Square Hirakawacho, an office property in Hirakawacho 2-chome, Chiyoda-ku, Tokyo, in February 2026. The seller was OMS LLC, which had acquired the property from A.D.Works in February 2023, making this a sale roughly three years later.

Completed in 1984, the building rises eight floors above ground with one basement level and has a typical floor plate of approximately 39 tsubo (approx. 1,400 sq. ft.). A renovation was completed in December 2014. The property is a four-minute walk from Hanzomon Station and a five-minute walk from Nagatacho Station.

The vacancy rate for office buildings of all grades in Hirakawacho, Chiyoda-ku, hovered around 5% during 2024 before declining from 2025 onward, standing at approximately 1.8% as of July 2026 (compiled by the editorial team based on estie office research).
