LaSalle Investment Management Breaks Ground on Three-Temperature-Zone Logistics Facility in Fukuoka Island City

LaSalle Investment Management, through Hakata Island City TMK, will develop Logiport Fukuoka Island City, a multi-tenant logistics facility, in Minato-Kashii, Higashi Ward, Fukuoka City. Construction will begin on August 3, 2026, with completion scheduled for the end of October 2028.

The facility is located about 11 km from central Fukuoka City and about 1.6 km from the Island City entrance/exit of the Fukuoka Urban Expressway, serving delivery to central Fukuoka and throughout Kyushu. Adjacent to a container terminal, about 7 km from Fukuoka Freight Terminal Station and about 13 km from Fukuoka Airport, it offers easy access to land, sea, and air transportation networks. The surrounding areas of Island City, Kashii, and Chihaya are growing in population, making it a location also well suited to securing a workforce for logistics facilities.

The four-story building has a gross floor area of approximately 30,116 tsubo (approx. 1,071,700 sq. ft.). The first and second floors have temperature-variable frozen and refrigerated warehouses ranging from 5°C to -25°C, while the third and fourth floors have air-conditioned dry warehouses, supporting three temperature zones. It will be the largest refrigerated and freezer-capable logistics facility in the Fukuoka area on a gross-floor-area basis (compiled by the editorial team based on estie Logistics Research).

In Island City, Fukuoka Jisho's multi-tenant logistics facility Logi City Minato-Kashii North was completed in 2020, and Yokorei's refrigerated warehouse Fukuoka ISLAND CITY Logistics Center in 2021. In 2024, T-LOGI Fukuoka Island City, with a gross floor area of approximately 44,880 tsubo (approx. 1,597,200 sq. ft.), developed by four companies including Tokyo Tatemono and Tokyu Land, was also completed. Amid the growing concentration of large multi-tenant logistics facilities and cold-storage logistics bases, this facility joins as one integrating frozen/refrigerated and dry storage, further diversifying Island City's logistics functions.
