JR West Real Estate Development Company and Mitsui Fudosan Residential Co., Ltd. are advancing construction of J.GRAN TOWER Kyoto Mukomachi, a 38-story, 343-unit super high-rise condominium, as the core component of an ongoing station-front redevelopment project at JR Kyoto Line’s Mukomachi Station in Muko City, Kyoto Prefecture. At 38 stories, the tower will be the tallest for-sale condominium ever supplied in Kyoto Prefecture.The site is located a one-minute walk from JR Mukomachi Station, with additional access to Hankyu Kyoto Line’s Higashi-Muko Station in a nine-minute walk. Travel time is approximately nine minutes (three stops) to JR Kyoto Station and 37 minutes to JR Osaka Station, providing strong connectivity across the Kyoto–Osaka–Kobe metropolitan area. The building will rise to approximately 128 meters, with a reinforced concrete structure partially incorporating steel framing, and is scheduled for completion in July 2028.

The project forms part of the Mukomachi Station Area Type I Urban Redevelopment Project. In Kyoto City, building heights have been restricted to a maximum of 31 meters since 2007 due to landscape regulations, making high-rise condominium development difficult. Muko City, however, lies outside these restrictions. In conjunction with the residential tower, the station area redevelopment includes conversion to an elevated station structure, development of an east–west pedestrian passage, construction of a station-connected retail and office complex, and improvements to bus and taxi rotary facilities—creating an integrated station-front redevelopment combining residential, commercial, and public functions.

The building will be the first in Kyoto Prefecture to adopt Obayashi Corporation’s proprietary super high-rise seismic control technology, the Dual Frame System (DFS). Disaster resilience features will include ENE-FARM residential fuel cell systems and emergency power generation equipment.
