Heiwa Real Estate Names Sapporo Mixed-Use Redevelopment “SAPPORO ONE,” Featuring Park Hyatt Hotel

Heiwa Real Estate Co., Ltd. has decided to name the building under development in Chuo Ward, Sapporo, as part of the “Odori Nishi 4 Minami District Type 1 Urban Redevelopment Project,” SAPPORO ONE. The project’s abbreviated name will be “Satsuwan.” The name reflects the developer’s aspiration to create a one-of-a-kind hub of value in Sapporo, as well as the concept of serving as a place that brings together the aspirations of people and the city into one.

The site occupies a prime downtown location at the intersection of Odori Park and Ekimae-dori Avenue, on the former site of the Dogin Building, which previously housed the head office of The Hokkaido Bank, Ltd. The site area is approximately 1,522 tsubo (approx. 54,000 sq. ft.). The project will rise 36 stories above ground and three basement levels, reaching a height of about 185 meters, with a Gross Floor Area of approximately 30,181 tsubo (approx. 1,073,000 sq. ft.).

The development will be a mixed-use complex comprising office space, retail facilities, a luxury hotel, and parking. The hotel component will be occupied by Park Hyatt, with 157 guest rooms. This will be the second Park Hyatt in Hokkaido following Niseko, and the fourth in Japan overall. Completion is scheduled for August 2029.

Several large-scale redevelopment projects are currently underway in central Sapporo. Among them, the Sapporo Station North 5 West 1 / West 2 District Redevelopment, promoted by JR Hokkaido and others, has seen its originally planned 2028 opening postponed due to rising construction costs, with the commercial building now slated to open in fiscal 2030 and the high-rise tower in fiscal 2034. Against this backdrop, the SAPPORO ONE project is expected to be completed relatively early, in 2029. At approximately 185 meters tall, it is set to become Hokkaido’s tallest mixed-use building at the time of completion and a new landmark for Sapporo.
