Mitsui & Co. Urban Development Starts Construction on Second Logistics Facility in Sendai’s Miyagino Ward

Mitsui & Co. Urban Development started construction June 15, 2026, on LOGIBASE Sendai II, a logistics facility in Ogimachi, Miyagino Ward, Sendai City, Miyagi Prefecture. The project is the company’s second logistics facility in Sendai, following LOGIBASE Sendai, which was completed in the same area in September 2025. Completion is scheduled for June 2027. The development site is located approximately 1.8 kilometers from the Nigatake interchange on the National Route 4 Sendai Bypass and approximately 2.4 kilometers from the Sendai-higashi interchange on the Sendai-Tobu Road. In addition to supporting deliveries to central Sendai, the site can accommodate wide-area distribution as an intermediate hub between the Tohoku and Kanto regions. Within an approximately 1-kilometer radius of the site, major trucking and parcel delivery operators including Yamato Transport and Sagawa Express have logistics bases, making the location suitable for use as a pickup and collection base for those operators.

As long-haul transportation is expected to become more difficult in response to Japan’s “2024 problem” in logistics, demand is rising in Sendai for logistics facilities that can function as hub locations linking the Tokyo metropolitan area with the Tohoku region. In June 2026, Tokyo Tatemono’s T-LOGI Sendai, with a Gross Floor Area of approximately 12,800 tsubo (approx. 455,500 sq. ft.), is scheduled for completion. In November 2028, Daiwa House Industry’s DPL Sendai Nagamachi II, with a Gross Floor Area of approximately 41,300 tsubo (approx. 1,469,700 sq. ft.), is also scheduled for completion, as developers continue to move forward with logistics projects in the city. In the first half of the 2030s, Mitsubishi Estate plans to develop a next-generation core logistics facility directly connected to an expressway interchange, with a Gross Floor Area of approximately 82,600 tsubo (approx. 2,939,200 sq. ft.), drawing attention to logistics facility development trends in Sendai.
