Meiwa Real Estate Acquires Rental Apartment in Morishita, Koto Ward
Meiwa Real Estate Co., Ltd. has acquired the rental apartment building Leone Morishita Ekimae in Tokiwa 1-chome, Koto Ward, Tokyo. The property was purchased from GA technologies.
While Meiwa Real Estate is widely known for its condominium brand “Clio,” the company has recently been expanding investments in income-generating real estate. In December 2024, it acquired a rental apartment building in Roppongi from a Chinese-affiliated fund. The latest acquisition reflects the company’s strategy to expand its portfolio of stable income-producing assets in central Tokyo.
The property is a six-story reinforced concrete apartment building completed in 2014, located a three-minute walk from Morishita Station on the Toei Shinjuku Line and Toei Oedo Line. The building contains 20 residential units and has a gross floor area of approximately 189 tsubo (approx. 6,680 sq. ft.). Kiyosumi-Shirakawa Station on the Tokyo Metro Hanzomon Line is also within walking distance, providing access to multiple rail lines.
The rental apartment market around Morishita Station remains firm. Asking rents for properties completed between 2010 and 2020 within a five-minute walk of the station have turned upward since 2024 and are currently trending at around JPY 16,000 per tsubo, according to research compiled by the editorial team based on estie Residential Research data. The area is considered to offer stable rental demand due to its strong access to central Tokyo.
The seller, GA technologies, operates the real estate investment platform RENOSY and engages in the acquisition and resale of investment properties. The company acquired the asset in May 2025 and sold it to Meiwa Real Estate in October of the same year, roughly five months later.
