Tokyo Tatemono Completes First Timber Rental Apartment Building in Ota Ward With Mitsui Home

Tokyo Tatemono has completed its first timber rental apartment building, Brillia ist Senzokuike no Mori. Designed and constructed by Mitsui Home, the property is scheduled for completion on March 10, 2026. The five-story building contains 42 units and uses a wood-frame construction method (with partial reinforced concrete structure). The project was selected for Japan’s FY2024 program promoting the development of high-quality timber buildings. Compared with a reinforced concrete structure of similar scale, the building reduces upfront carbon emissions by 309 tons of CO₂ and achieves carbon storage of 538 tons of CO₂.

The property is located in Higashiyukigaya 1-chome, Ota Ward, with a Gross Floor Area of approximately 628 tsubo (approx. 22,260 sq. ft.). The project marks the first collaboration between Tokyo Tatemono, which has developed 40 buildings totaling 3,366 units under the Brillia ist series, and Mitsui Home, which has delivered 78 buildings with 1,081 units under its MOCXION timber apartment brand. Natural wood materials are used throughout both common areas and residential units, and solar panels are installed on the roof. The residential building has also obtained BELS certification meeting the ZEH-M Oriented standard.

Development of mid-sized urban timber rental apartments has accelerated in recent years. A timber hybrid rental apartment project in Shinagawa Ward developed by Dai-ichi Life and Shimizu Corp. was also completed in February 2026 (see related article: Timber Hybrid Rental Apartment Completed in Shinagawa Ward by Dai-ichi Life and Shimizu Corp.). As wood absorbs and stores CO₂ during its growth process and produces lower emissions during construction, timber structures are gaining traction as part of the broader urban decarbonization trend.
