Heitman Makes Landmark Multifamily and Logistics Acquisitions in Greater Fukuoka

Heitman, a U.S.-based real estate investment management firm, has acquired a portfolio of nine multifamily residential properties in Fukuoka City, along with a logistics facility in Tosu City, Saga Prefecture, known as the Tosu Central Distribution Center. The multifamily acquisition represents the largest-ever portfolio purchase of residential assets in Fukuoka City, while the logistics transaction marks the largest single-asset logistics acquisition in the greater Fukuoka area.

In both transactions, SMFL Mirai Partners Company, Limited, a strategic subsidiary of Sumitomo Mitsui Finance and Leasing Company, Limited, participated as an equity partner. Mitsubishi HC Capital Realty Inc. also joined the investment in the logistics facility.

The multifamily portfolio comprises a total of 316 units across nine properties located in major residential submarkets of Fukuoka City, including Hakata and Hirao. The logistics facility is located approximately 2.3 kilometers from the Tosu Interchange, where the Kyushu Expressway, Nagasaki Expressway, and Oita Expressway intersect, and offers a total leasable area of approximately 17,676 tsubo (approx. 635,000 sq. ft.). The property has obtained a CASBEE A environmental certification.

Fukuoka City has the highest population growth rate among Japan’s major cities and is projected to continue growing through 2040. The Tosu area continues to see expanding logistics demand, supported by ongoing semiconductor-related investments. Through these two acquisitions, Heitman has significantly accelerated its investment activities in the high-growth Fukuoka metropolitan area.
