JR Kyushu, Nippon Steel Kowa Real Estate and JA Mitsui Leasing Kyushu Acquire Former Asahi Beer Factory Site in Hakata Ward

A corporate group comprising Kyushu Railway Company (JR Kyushu), Nippon Steel Kowa Real Estate, and JA Mitsui Leasing Kyushu signed a sales and purchase agreement on Feb. 4, 2026, for the former Asahi Beer Hakata Brewery site located at 3-chome, Takeshita, Hakata Ward, Fukuoka City. The seller is Asahi Breweries. The site spans approximately 126,200 sq. m. (approximately 38,180 tsubo) (approx. 1,358,000 sq. ft.), making it one of the largest development parcels in Fukuoka City—significantly larger than the site area of LaLaport Fukuoka (approximately 86,600 sq. m.) (approx. 932,000 sq. ft.). Vacant possession is scheduled for December 2029.

The site is located in close proximity to Takeshita Station on the JR Kagoshima Main Line. JR Kyushu will serve as the lead company for the group. The acquisition price and development plan have not been determined at this time. Asahi Breweries has been consolidating its production structure amid a long-term decline in domestic beer demand, and the Hakata brewery will be closed as production is relocated to Tosu City, Saga Prefecture. The closure was initially scheduled for the end of 2025, but as rising construction costs pushed back the start of operations at the new plant to 2029, the operating period for the Hakata brewery was also extended.

The area surrounding Takeshita Station has seen an active real estate market since the opening of LaLaport Fukuoka in April 2022, with land prices continuing to rise by more than 10% annually in both residential and commercial districts. In addition to the area’s convenience—one stop from Hakata Station—the acquisition of this large-scale site is expected to draw increased attention as a new development hub for Fukuoka City, following projects such as Tenjin Big Bang and Hakata Connected.
