PROFITZ Acquires “the SOHO” Office Building in Tokyo’s Aomi District

PROFITZ acquired the office building “the SOHO” in Aomi, Koto Ward, Tokyo, on January 14, 2026. The acquisition was executed through a special purpose company (SPC) funded by JA Mitsui Leasing, Ltd. and Sotetsu Urban Creates Co., Ltd.
The property is located a five-minute walk from both the Yurikamome Line’s Fune-no-Kagakukan Station and Telecom Center Station. The reinforced concrete building rises 14 stories above ground with one basement level and was completed in January 2010. With a gross floor area of approximately 7,564 tsubo (approx. 269,000 sq. ft.), the SOHO operates primarily as a serviced and rental office building offering small-scale office units. It features a wide range of shared amenities, including a spa and fitness facilities as well as a sky terrace. Supported by its waterfront views and refined architectural design, the building has earned a reputation as a “destination office,” attracting strong demand from startup companies.
PROFITZ plans to reposition the property as an “experience-driven office,” aiming to create a workplace where time spent working itself becomes a source of value, rather than merely providing functional office space. The company aims to position the asset as a “premium office within reach,” targeting growing companies seeking both quality and affordability. Day-to-day operations will continue to be handled by RJ Office, which operates 10 office locations across Tokyo.
