Logistics Facility Breaks Ground in Matsudo, Hankyu Hanshin Properties Corp.

Hankyu Hanshin Properties Corp. has started construction of the logistics facility “Logista Matsudo” in Matsudo, Chiba Prefecture. While the company’s “Logista” series has primarily been developed in the Kansai region, this marks its first development in the Tokyo metropolitan area in 16 years, since “Logista Yokohama Kohoku,” which was completed in 2010. Completion is scheduled for the end of February 2027.
The planned site is located within the Kita-Matsudo Industrial Park and offers strong expressway access, with approximately 3.5 km to Misato-Minami IC on the Tokyo Gaikan Expressway and approximately 5.1 km to Matsudo IC. Since the full opening of the Tokyo Gaikan Expressway in 2018, northwestern Chiba Prefecture has grown in value as a logistics hub, prompting a series of new entries by major developers. The company’s decision to re-enter the Tokyo metropolitan market along the Gaikan corridor appears to reflect these changing market conditions.
The facility is a four-story, steel-frame box-type logistics property with a gross floor area of approximately 4,100 tsubo (approx. 145,890 sq. ft.), placing it in the mid-size category. It will provide a floor load capacity of 1.5 tons per square meter and a ceiling height of 5.5 meters, giving it a highly versatile design. A total of nine truck berths will be installed on the first floor, while cargo elevators (with a maximum payload of 4.1 tons) and vertical conveyors will enable efficient transport between floors. Office space will be consolidated on a single floor on the second level to encourage communication among employees. On the environmental side, the facility is expected to obtain ZEB Ready certification.
In the Kansai region, the company has developed a total of 10 facilities, including large-scale properties such as “Logista Logicross Ibaraki Saito Building A” with a gross floor area of approximately 35,000 tsubo (approx. 1,245,410 sq. ft.), suggesting that this project is positioned as a beachhead for its full-scale entry into the Tokyo metropolitan market.
