Shinsei Juken has acquired the Precious18 office building in Minami-Azabu 4-chome, Minato-ku, Tokyo. The seller was Ascot, which is a wholly owned subsidiary of Daito Trust Construction. The asset is an eight-story steel office building completed in March 1993 with a gross floor area of approximately 328 tsubo (approx. 1,084 sq. m.) and is located about an eight-minute walk from Tokyo Metro Hibiya Line “Hiroo” Station. At the time of the article, the property was fully leased.

Ascot acquired the building in April 2025 through a takeover bid from its parent, Daito Trust. As part of Daito Trust Construction’s mid-term business plan, the company has signaled a JPY 100 billion investment into real estate development, with the Ascot acquisition central to this strategy. However, given that Precious18 is a relatively older, smaller office—and outside the core focus for new development—it appears to be slated for portfolio optimization following the full parent company integration.
