SG Realty Completes New Multi-Tenant Logistics Facility “SG Realty Shinsuna” in Koto Ward, Tokyo
SG Realty Co., Ltd., a subsidiary of the SG Holdings Group, completed the development of “SG Realty Shinsuna” (Koto Ward, Tokyo) on December 15, 2025. The steel-framed, seven-story logistics facility sits on a site of approximately 10,121 tsubo (approx. 36.4 acres / approx. 436,000 sq. ft.) with a gross floor area of approximately 26,487 tsubo (approx. 946,000 sq. ft.). The property is located about 3.3 kilometers from the Shinkiba Interchange on the Bayshore Route of the Metropolitan Expressway and approximately 2.8 kilometers from the Edagawa Interchange on Route 9. It also offers excellent commuter access, just a two-minute walk from Minami-Sunamachi Station on the Tokyo Metro Tozai Line.
In addition to rooftop solar panels, the project marks SG Realty’s first installation of photovoltaic panels on balconies and exterior walls, with expected annual power generation of approximately 341 MWh. To mitigate traffic congestion in the surrounding area, the facility provides parking for 201 large vehicles on the sixth floor and rooftop, as well as waiting space for 40 large trucks on the first floor and rooftop. For business continuity, the property is equipped with emergency power generation systems capable of operating the entire facility for up to 72 hours during power outages.
Tenants include Sagawa Express Co., Ltd., which plans to commence operations in July 2026 under the name “(tentative) Tokyo Transshipment Center” to strengthen hub functions in the Greater Tokyo area and improve transportation network efficiency. Other tenants include World Supply Co., Ltd., which provides delivery and logistics services for department stores and large-scale retailers, and SD Transline Co., Ltd., established in August 2025 with the aim of building a sustainable transportation and delivery network. The facility is positioned as a key logistics hub supporting inter-company collaboration and operational optimization within the SG Holdings Group.
