Mitsubishi Estate Forms Japanese Consortium for Sydney Mixed-Use Project “Rozelle Village,” Partially Divests Equity Stake

Mitsubishi Estate Co., Ltd. has formed a consortium of Japanese companies through the partial divestment of its equity interest in Rozelle Village, a predominantly residential mixed-use development underway in the Rozelle district near Sydney, Australia. Prticipants in the consortium include the Japan Overseas Infrastructure Investment Corporation for Transport & Urban Development (JOIN), Toho Gas Real Estate Development and Meitetsu City Design, among others. The project is being jointly developed with PERIFA Capital.

The site is located in the Rozelle district and is planned as a mixed-use complex comprising an 18-story building with three basement levels on a site area of approximately 7,330 sq. m (approx. 78,900 sq. ft.). The residential component will total 227 units, consisting of 168 luxury residences and 59 affordable housing units, with retail and office space planned for the lower floors. The project has obtained State Significant Development Approval (SSDA) from the State of New South Wales. Construction of the main structure is scheduled to commence in November, with completion targeted for the first half of 2028.

The affordable housing component will be rental housing primarily targeting essential workers such as nurses and teachers who meet the income eligibility criteria set by the state government. Operations will be handled for a 15-year period by a state-designated community housing provider. Amid Australia’s chronic housing shortage, the project is notable for addressing housing supply for middle-income households.
