NIPPON STEEL KOWA REAL ESTATE CO.,LTD. to Develop Rental Apartment Building With Clinic Mall in Shinagawa

Nippon Steel Kowa Real Estate has launched plans for a new rental apartment building, Livio Maison Shinagawa, in Konan 3-chome, Minato Ward, Tokyo. The 14-story property will have 107 units in total, with construction scheduled to start in December 2025 and completion slated for March 2028. The project will be a mixed-use rental apartment building featuring a clinic mall on the first and second floors.

The site is a 15-minute walk from the Konan Exit of Shinagawa Station. Gross floor area will total approximately 1,790 tsubo (approx. 63,619 sq. ft.), and unit layouts will range from 1DK to 3LDK, accommodating everyone from single tenants to families. The clinic mall is planned to span approximately 780 sq m (approx. 8,396 sq. ft.), with up to five medical departments and a dispensing pharmacy. A residents-only work lounge will also be provided on the second floor.

The property will stand adjacent to Livio Tower Shinagawa, the company’s for-sale condominium tower currently on the market, which will rise 34 stories and contain 815 units, with completion scheduled for May 2026. The two properties will share a unified design language and landscaping plan, including connected greenery and pedestrian walkways within the site, as part of an integrated neighborhood development concept. In the first phase, first-round sales launch in April 2025, Livio Tower Shinagawa recorded an average subscription ratio of 12.3 times across 221 units, and the company is accelerating housing supply in the Konan area through both for-sale and rental residential development.
