Totsu Group Completes Renovation of “Totsu Residence Hakata East,” Marking First Expansion of Its Large-Scale Rental Brand in Fukuoka

Totsu Group has completed a renovation of the rental apartment building “Totsu Residence Hakata East” in Hakata Ward, Fukuoka City, in December 2025. The project marks the first deployment in Fukuoka of “Totsu Residence,” the group’s large-scale residential rental brand.

The property is located a nine-minute walk from JR Hakata Station and a 10-minute walk from Higashi-Hie Station on the Fukuoka City Subway. The building is a 12-story SRC structure with a Gross Floor Area of approximately 717 tsubo (approx. 25,520 sq. ft.). Originally completed in September 2001, the latest renovation refreshed the façade podium, entrance, and common areas on each floor.

“Totsu Residence” is Totsu Group’s flagship large-scale rental brand, reserved exclusively for properties with superior location, scale, and underlying asset potential. The group currently operates four properties in Tokyo, with this project becoming its fifth overall. As of December 2024, Totsu Group’s cumulative investment has exceeded JPY 100 billion, and under its mid-term business plan, the group aims to expand assets under management to JPY 300 billion by 2030. The group has also established an asset management company, Totsu Asset Management Co., Ltd., signaling a potential entry into the investment management business.

The revitalization of aging rental assets has been gaining attention as an investment strategy. For example, ReBITA Inc. formed a fund with a DBJ Group affiliate and successfully renovated “PATH Nakanakagō” (a 56-unit rental apartment built in 1989 in Ōta Ward, Tokyo), achieving lease rates comparable to newly built properties in the surrounding area. Totsu Group has likewise pursued renovations that blend the solidity of existing structures with modern design, aiming to enhance the value of older rental assets.
