Mitsubishi Estate Launches New Apartment-Hotel Brand; First Property to Open in Tsukiji

Mitsubishi Estate Co., Ltd. and Mitsubishi Estate Hotels & Resorts Co., Ltd. have launched a new brand, “WAYPOINT,” targeting extended-stay demand and will enter the apartment-hotel sector. The first property, “WAYPOINT TSUKIJI TOKYO,” is scheduled to open in Tsukiji, Tokyo on April 1, 2026. With a goal of opening 10 properties by 2030, Mitsubishi Estate will lead sourcing and planning, while Mitsubishi Estate Hotels & Resorts will operate the properties under this platform.

The inaugural property will be a renovation of an existing facility, comprising a nine-story building with 52 guest rooms. Rooms can accommodate up to six guests, and select units will include mini-kitchens and washer-dryers to support longer stays. The interior will incorporate sustainable materials such as wood, creating a calming environment despite its urban setting.

Mitsubishi Estate Hotels & Resorts operates “Royal Park Hotels” nationwide, totaling 24 hotels and 5,647 rooms, and also has new openings planned in Naha and Maihama in 2026. The new brand is positioned as a third pillar following its full-service and select-service “THE” series, aimed at strengthening its non-asset business.

The apartment-hotel market continues to expand on the back of growing inbound tourism demand. In 2025, inbound visitors to Japan exceeded 42 million, with longer stays and higher-spending travel increasing from the U.S., Europe, and Australia. In this segment, “MIMARU” leads with 27 facilities, while cumulative acquisition volume by J-REITs is expected to reach approximately JPY 90 billion, underscoring strong investor interest. In the Tsukiji area, a major redevelopment led by Mitsui Fudosan and others—totaling roughly JPY 900 billion in investment—is scheduled to break ground in fiscal 2026, and Mitsubishi Estate Group is believed to be positioning the brand to capture long-stay demand in anticipation of the area’s future growth.
