JR West Real Estate & Development Renovates Common Areas at 31-Year-Old Office Building in Koto Ward
JR West Real Estate & Development and Renoveru have carried out a value-add renovation at “JRWD Kinshicho Tower,” an office building in Koto Ward, Tokyo. The renovation work was completed in March 2026. A private real estate fund for which JR West Real Estate & Development serves as asset manager acted as the project owner, while Renoveru handled planning, design, supervision and construction. At the building, which was completed in 1994, an approximately 80-tsubo (approx. 2,847 sq. ft.) vacant section on the second floor was converted into a common lounge, and the approximately 1,074-tsubo (approx. 38,221 sq. ft.) publicly accessible open space on the exterior grounds was also upgraded.
The second-floor common area now includes the newly established “itoma lounge.” It features a variety of spaces, including a meditation room and soundproof phone booths. Five meeting rooms of various sizes, accommodating four to 10 people, have also been installed, and opening the movable partitions allows meetings of up to 14 people. Each meeting room is equipped with a QR code-based reservation system, and the building will be operated flexibly, including by restricting reservations for the lounge area during lunch hours. The publicly accessible open space has been revitalized as a public space available to nearby residents as well as office workers.
After acquiring the building in September 2025, JR West Real Estate & Development conducted interviews with existing tenants. The company identified needs for break areas and focused workspaces, and decided to consolidate and provide worker-support functions that individual tenants would have difficulty securing on their own within the building’s common areas. Through the value-add renovation of existing building stock, the company aims to improve tenant satisfaction while also contributing to the local community.
