Cosmos Initia Acquires Rental Apartment Property in Tokyo's Omori Area
Cosmos Initia acquired Stella Maison Omori, a rental apartment property in Omorikita 5-chome, Ota Ward, Tokyo, in March 2026. The seller was Seiwa Building Co., Ltd., which sold the property approximately 27 years and six months after acquiring it in September 1998.
Completed in 1994, the property is a five-story building above ground comprising 36 three-bedroom (3LDK) units. It is located a 12-minute walk from "Omori" Station on the JR Keihin-Tohoku Line and a 12-minute walk from "Heiwajima" Station on the Keikyu Main Line.
The average asking rent for rental apartments within a 15-minute walk of Omori Station has risen approximately 18% over the past three years, reaching approximately JPY 16,030 per tsubo at the end of July 2026, and asking rents at this property are also trending upward (estie Residential Research, editorial team analysis).
Under its "Medium-Term Management Plan 2028" formulated in May 2026, Cosmos Initia has set out a policy of investing JPY 210 billion of its JPY 370 billion in gross investment over three years into income-producing real estate. The company also operates "Cosmo Lead," a business that repositions existing properties; in Ota Ward, it improved rents at Cosmo Lead Omorinishi, completed in 1991, through measures including renovation of individual units, and at Cosmo Lead Omorimachi Residence it converted a former company dormitory into family-oriented rental housing.
