Hulic Breaks Ground on Large-Scale Research Facility in Kawasaki’s Minamiwatarida District

Hulic Co., Ltd. broke ground on December 26, 2025, for the construction of Research Building B, the core facility of the (Tentative Name) Minamiwatarida North District North Area Development in Minamiwatarida-cho, Kawasaki Ward, Kawasaki City. The project is a large-scale mixed-use development spanning approximately 5.6 hectares, with total gross floor area exceeding 100,000 sq. m (approx. 1,076,000 sq. ft.), and is positioned to become one of Japan’s largest next-generation research parks.

Research Building B will be a nine-story, purpose-built leased research facility with a gross floor area of approximately 18,750 tsubo (approx. 667,000 sq. ft.). The building will accommodate a wide range of unit sizes, from a minimum of 100 sq. m (approx. 1,076 sq. ft.) up to approximately 2,027 tsubo per floor (approx. 72,100 sq. ft.). Designed with generous floor heights and heavy-load capacity, the facility will support large-scale research equipment, as well as the handling of hazardous materials and high-pressure gases, enabling diverse experimental and R&D activities. A community building aimed at fostering open innovation is also planned as part of the development.

The project represents a flagship initiative in the large-scale land-use transformation of the Kawasaki waterfront area following the suspension of blast furnace operations at JFE Steel Corporation’s East Japan Works (Keihin District). The Minamiwatarida area has been designated by Kawasaki City as a core zone for an industrial hub themed around “changing the world through materials,” with the goal of creating an integrated environment that seamlessly connects research and development with production. A direct BRT (Bus Rapid Transit) connection from JR Kawasaki Station is also scheduled to open.
