AQ Group To Develop All-Wood Apartment Buildings in Tokyo’s Sumida and Nerima Wards

AQ Group will develop “AQ Forest Ryogoku” and “AQ Forest Shakujii Koen” as the third and fourth projects in its all-wood apartment building series, AQ Forest. AQ Forest Ryogoku is scheduled for completion in summer 2026, while AQ Forest Shakujii Koen is slated for completion in December 2026.

AQ Forest Ryogoku is planned as a four-story luxury rental apartment building in Ishiwara, Sumida Ward, Tokyo, comprising 11 one-bedroom units. The property will be located a nine-minute walk from Ryogoku Station on the Toei Oedo Line and a 15-minute walk from Ryogoku Station on the JR Sobu Line. According to Sumida Ward’s Population Vision, formulated in March 2025, the ward has consistently recorded net population inflows since 2004, with 2023 and 2024 marking the largest inflows during that period. The largest share of net inflows has been among people in their 20s, and the project appears aimed at capturing rental demand from single-person households commuting to central Tokyo, supported by these demographic trends.

AQ Forest Shakujii Koen is planned as a four-story building with retail space and rental apartments in Shakujiimachi, Nerima Ward, Tokyo. The property will be located a three-minute walk from Shakujii Koen Station on the Seibu Ikebukuro Line. It will feature retail space on the first floor and nine studio units on the second through fourth floors, targeting young single renters commuting to the Ikebukuro and Shinjuku areas. A redevelopment project, including a 26-story mixed-use complex with two basement levels, is underway at the south exit of Shakujii Koen Station, raising the area’s profile as the station-front district is renewed.

In the same series, the first project, AQ Forest Omiya Sakuragicho, was completed in May 2025, and the second project, AQ Forest Akabanenishi, was completed in October 2025.(see related article:AQ Group Completes “AQ Forest Akabanenishi,” a Pure Timber Rental Apartment in Tokyo) In addition to these projects, AQ Group has acquired sites for nine properties in Tokyo, including in Kamata, Itabashi Oyama and Higashi-Jujo, and is planning them for completion by the end of 2027.
