Sala Real Estate Acquires 10 Rental Residential Buildings in Greater Nagoya and Okazaki

Sala Real Estate announced on January 30, 2026, that it acquired 10 rental residential properties in suburban Nagoya and the Okazaki area. The seller was Ichigo Private REIT Investment Corporation, and all of the assets are part of the “A・City” series developed by Tocho. The portfolio totals 490 units and is geared toward single residents, with unit plans primarily in 1K layouts. This marks Sala Real Estate’s first rental housing acquisition in Nagoya.

The acquired properties include A・City Moriyama Obata, A・City Mizuho Gandō, A・City Hane, and eight other buildings. The assets are relatively new, having been completed between 2016 and 2020, and are reinforced concrete (RC) structures of four to five stories. The properties are geographically diversified across six wards in Nagoya City and Okazaki City, and are expected to support stable occupancy.

The seller, Ichigo Private REIT Investment Corporation, is a private REIT that began operations in 2020 under the name “Tocho Tokai REIT Investment Corporation.” Tocho is a company based in Anjo, Aichi Prefecture, that operates Holiday Sports Club and AB Hotel, and owns 44 rental apartment buildings totaling 1,701 units under its in-house “A・City” brand. In 2020, 20 A・City and other properties totaling JPY 9.8 billion were contributed to the private REIT. In August 2024, Ichigo acquired the private REIT and its asset management company, resulting in a sponsor change; this sale is viewed as part of a broader portfolio repositioning.

The buyer, Sala Real Estate, changed its name from “Chubu Gas Real Estate” in December 2024 and will mark its 60th anniversary in March 2025. Under the Sala Group’s 2030 vision, the company is positioning investment as a key growth area, aiming to enhance occupancy and asset value while expanding its investment portfolio through hold and/or disposition strategies.
