Sun Frontier Fudosan Acquires Toranomon Office Building in Central Tokyo

Sun Frontier Fudosan has acquired a mid-sized office building in Toranomon, Tokyo’s Minato Ward from AX Mary. The asset, known as the Toranomon Toyosumi Building, is located within a short walk of key transit stations, offering strong access to central Tokyo.

The building is a six-story steel-reinforced concrete office property completed in March 1987 with a gross floor area of approximately 95 tsubo (approx. 3,139 sq. ft.). The ground floor is leased as retail space, with offices occupying the upper floors.

Sun Frontier Fudosan focuses on value-add repositioning of smaller office buildings within Tokyo’s central “5 Wards,” and this acquisition is aligned with that strategy. The company has completed 512 such value-add deals totaling approximately JPY 628 billion in cumulative sales since 2001. In fiscal year 2025, Sun Frontier’s acquisition volume and financial results reached record levels, and early results in fiscal 2026 indicate continued strong performance.

In the Toranomon area, large redevelopment projects continue—such as the “Toranomon Arceas Tower” (38 stories, approx. 33,500 tsubo of office space) scheduled for completion in February 2025—reinforcing the district’s role as an international business hub. At the same time, demand is growing for repositioned older and smaller office assets due to a bifurcation in office market demand between premium large buildings and legacy stock. Government initiatives are also promoting renovation of aging buildings as part of broader urban renewal efforts.
