Nomura Real Estate Participates in Second U.S. Rental Housing Development in Dallas, Relocates U.S. Base

Nomura Real Estate has decided to participate in Alta Preserve, its second rental housing development in the Dallas metropolitan area in Texas, U.S. The project will have a total of 311 units. Following its first project, Jefferson Morningstar in The Colony, with 373 units and scheduled for completion in 2027, the company’s cumulative U.S. rental housing pipeline has now expanded to more than 2,000 units. At the same time, Nomura Real Estate relocated its U.S. base from San Francisco, where it had opened in September 2022, to Dallas in February 2026, strengthening its local operating platform.

The property is located within The Farm in Allen, a large-scale mixed-use development spanning approximately 54 hectares, and is being developed by local developer Wood Partners. The mixed-use project will include retail, office, hotel, and park components, and upon completion is expected to accommodate approximately 4,000 residents and 6,000 workers on-site. Allen is located in the northern part of the Dallas metropolitan area and offers strong accessibility, situated about a 15-minute drive from the Legacy area, where global companies are concentrated, and about 25 minutes from Dallas-Fort Worth International Airport.

In recent years, Dallas-Fort Worth (DFW) has ranked as the top U.S. destination for corporate headquarters relocations. According to CBRE, DFW attracted 100 corporate headquarters between 2018 and 2024. In particular, the outflow of companies from California has been notable, with 12 of the 17 companies that relocated from the state in 2024 choosing Texas. Nomura Real Estate’s base relocation reflects this trend and is aimed at capturing expanding rental demand driven by population inflows.
