Tokyo Metro, Sankei Building Start Development of Retail-Hotel Complex Directly Connected to Omotesando Station

Tokyo Metro and Sankei Building have started development of a mixed-use complex consisting of retail space and a hotel in Kita-Aoyama, Minato Ward, Tokyo. The planned site is located along Aoyama-dori Avenue near the Omotesando intersection and is expected to be directly connected to Omotesando Station, served by the Tokyo Metro Ginza, Chiyoda and Hanzomon lines. Completion is targeted for fiscal 2032.

Under the plan, the companies will build a new building with 14 above-ground floors and three basement levels, with a Gross Floor Area of approximately 3,872 tsubo (approx. 137,793 sq. ft.). The building will comprise retail space from the second basement level through the second floor and a hotel from the third through 14th floors, and will also include station facilities. The planned site is currently occupied by six densely clustered buildings, including Kyodo Building Aoyama, which is about 60 years old. Tokyo Metro and Sankei Building each own three of the buildings. The existing buildings will be demolished, with construction scheduled to begin around fall 2027.

Tokyo Metro, which listed in October 2024, has set out capital expenditures of JPY 107.0 billion over three years for its urban and lifestyle creation business in its medium-term management plan, and has announced plans to enter the hotel management and operation business. Sankei Building, meanwhile, has a track record of collaborating with Marriott, Hilton and Hyatt.

The Omotesando and Aoyama area has seen a series of large-scale developments, including the opening of Mitsui Fudosan’s mixed-use tower “Grid Tower.” This project has a distinctive position within the area because a railway operator is undertaking its own development by leveraging a directly connected station location.
