Tokyo Tatemono Co., Ltd. to Develop Two Specialized Warehouse Projects in Fukuoka Prefecture

Tokyo Tatemono Co., Ltd. will develop two rental specialized warehouse properties in Fukuoka Prefecture. The projects are the dry warehouse “(tentative name) Kitakyushu Shinmoji Logistics Facility Project,” which will include hazardous materials storage buildings in Moji Ward, Kitakyushu, and the refrigerated and frozen warehouse “T-LOGI Fukuoka Hisayama” in Hisayama, Kasuya District. The company said both developments will mark its first hazardous materials warehouse and first refrigerated and frozen warehouse projects in Kyushu.
The “(tentative name) Kitakyushu Shinmoji Logistics Facility Project” will be located about 3.5 kilometers from the Shinmoji interchange on the Kyushu Expressway and will serve as an urban infill logistics facility capable of delivering to the Kokura Station area in about 30 minutes. The site area is about 9,057 tsubo (approx. 322,073 sq. ft.), and gross floor area is about 5,295 tsubo (approx. 188,327 sq. ft.). The multi-tenant project will consist of one dry warehouse building and five hazardous materials warehouse buildings. Adjacent to the Shinmoji ferry terminal, the facility will be able to leverage an integrated land, sea and air logistics network. It is designed to accommodate long-haul transportation demand via RORO vessels and ferries and is also expected to contribute to a modal shift in freight transport.
“T-LOGI Fukuoka Hisayama” will be located about 6.0 kilometers from the Fukuoka interchange on the Kyushu Expressway and will be able to deliver to the Hakata Station area of Fukuoka City in about 35 minutes. The property will be a three-story box-type refrigerated and frozen warehouse with a site area of about 1,320 tsubo (approx. 46,938 sq. ft.) and a gross floor area of about 2,375 tsubo (approx. 84,445 sq. ft.). It will be the fourth refrigerated and frozen warehouse developed by the company, following T-LOGI Honjo Kodama, T-LOGI Osaka Bentencho and T-LOGI Funabashi Minami-Kaijin. The area from around the Fukuoka interchange to the Koga area has a concentration of owner-occupied temperature-controlled warehouses and food-related factories, and rental demand is rising against a backdrop of growth in food e-commerce and replacement demand for aging frozen and refrigerated logistics facilities.
Since completing T-LOGI Kuki in June 2020, the company has continued developing rental logistics facilities, with the number of projects it has participated in exceeding 40 as of February 2026. In the Kyushu area, it has also been expanding its operations aggressively through projects including T-LOGI Fukuoka Island City, completed in April 2024, and the Kumamoto Toshima Logistics Center, where construction began in January 2026.
