Nippon Steel Kowa Real Estate has completed “LOGIFRONT Amagasaki V,” a logistics facility it has been developing, with completion in late January 2026. Located in Higashi-Kaigancho, Amagasaki City, Hyogo Prefecture, the project marks the sixth LOGIFRONT-branded logistics facility in the Kansai region and becomes the company’s 14th operational property nationwide.

The facility is a four-story, steel-framed box-type building with a Gross Floor Area of approximately 4,177 tsubo (approx. 148,631 sq. ft.). It includes a single-sided truck court on the first floor accommodating 21 vehicles, along with two freight elevators, one vertical conveyor, and one passenger elevator. The effective clear height is 7.0 meters, and the property is equipped with shared amenities such as break rooms and shower facilities. The site is approximately 1.8 km from the “Amagasaki Higashi-Kaigan” interchange on the Hanshin Expressway Route 5 Bayshore Line, offering convenient access to both Osaka Port and Kobe Port.

Yokohama Rubber will occupy the entire building as a tire logistics center. The company’s passenger-vehicle and truck-tire production is handled by its plants in Mie, Aichi, and Shizuoka prefectures, and the facility is expected to serve as a relay hub for the Kansai region. Its proximity to Osaka and Kobe ports is also well-suited for import/export operations.

Nippon Steel Kowa Real Estate also emphasized environmental measures, adopting Nippon Steel’s solution “ProStruct.” By using GX steel “NSCarbolex Neutral” for portions of the steel H-beams, the project reduced CO2 emissions from steel production through construction by approximately 9%. In addition, the developer used about 1,900 tons of steel slag roadbed material products and approximately 350 tons of the ground improvement material “Geo Tizer,” achieving an estimated CO2 reduction of about 55 tons.
