Kasumigaseki Capital Launches First Data Center and Dry Automated Warehouse Projects
Kasumigaseki Capital announced on Aug. 28, 2026, that it has launched development projects for a data center in Zama, Kanagawa Prefecture, and a dry automated warehouse in Atsugi. Both are firsts for the company. It will sell the development sites to funds and remain involved in the projects through asset management (AM) and other services.
The Zama Data Center Project is planned on a site of about 3,000 tsubo (approx. 106,700 sq. ft.) in Higashihara, Zama. The company acquired the development site and sold it to a fund the same day. The facility plan is being studied in partnership with SC Zeus Data Center, which develops, owns and operates data centers. Looking ahead to future AI-driven demand, the plan also contemplates support for high-density racks and liquid cooling.
In Kamiechi, Atsugi, the company sold a logistics facility development site of about 2,999 tsubo (approx. 106,700 sq. ft.) to Dry Tech Atsugi Tokutei Mokuteki Kaisha. The planned dry automated warehouse will have a gross floor area of approximately 5,962 tsubo (approx. 212,100 sq. ft.), with construction scheduled to start in the winter of 2026 and completion in the spring of 2029. The warehouse will automate a full range of in-facility operations, and the concept calls for eventually using physical AI to control robots and equipment. Kasumigaseki Capital will make a preferred equity investment in the specified purpose company and has been engaged to provide project management and AM services.
The company has handled everything from land acquisition and fund formation to development and operation for logistics facilities, hotels and healthcare facilities. It is now entering both data centers, where demand is rising with the spread of generative AI, and automated warehouses for dry logistics, where labor shortages must be addressed. It aims to grow these as new areas of expansion alongside its existing businesses.
