Advance Residence to Acquire Two Apartment Properties for JPY 2.36 Billion

Advance Residence Investment Corporation announced on August 20, 2026, that it will acquire RESIDIA Higashi-Nippori in Higashi-Nippori, Arakawa Ward, Tokyo, and RESIDIA Kameido II in Kameido, Koto Ward. The combined planned acquisition price is JPY 2.36 billion. The seller of both properties is Cosmos Initia, and the acquisitions are scheduled for August 28 of the same month or a date separately agreed with the seller.

RESIDIA Higashi-Nippori, completed in 2017, is a seven-story building a seven-minute walk from Minowa Station on the Tokyo Metro Hibiya Line. It has 26 leasable units, 25 of which are compact-type. The planned acquisition price is JPY 1.2 billion, with an NOI yield of 3.9%.

RESIDIA Kameido II, completed in 2019, is a 13-story building a six-minute walk from Kameido Station on the JR Chuo-Sobu Line. It has 37 leasable units, of which 36 are single-type. The planned acquisition price is JPY 1.16 billion, with an NOI yield of 3.9%.

Average asking rents for rental apartments within a 10-minute walk of Minowa Station and Kameido Station have risen approximately 27% and 34%, respectively, over the past five years, as rent levels continue to climb in the Joto area of eastern Tokyo (based on estie Residential Research, compiled by the editorial team).

Between May and July 2026, the REIT acquired four properties, RESIDIA Shoin Jinja-mae, RESIDIA Tokiwadai, RESIDIA Musashi-Koyama and RESIDIA Yokohama Tobe, for a combined total of approximately JPY 7 billion, while in July of the same year it sold two properties, RESIDIA Bunkyo Yushima II and RESIDIA Tokugawa, for a combined approximately JPY 2.6 billion.
