Tokyo Tatemono Opens Next-Generation Office “Ave.Takanawa” at Shinagawa Station’s Takanawa Exit

The office building “Ave.Takanawa,” located a four-minute walk from Shinagawa Station’s Takanawa Exit, was completed on Jan. 30, 2026, and will open on March 2, 2026. Developed as a joint project by Tokyo Tatemono and Maekawa, the property was created through the redevelopment of the former “Avenue Takanawa Maekawa Building.” Outdoor balconies have been installed on every floor, with a shared lounge on the fifth floor and a rooftop terrace at the top level. The typical floor plate is approximately 280 tsubo (approx. 10,000 sq. ft.), and the exposed “skeleton” ceiling design (no finished ceiling) secures an approximately 3-meter ceiling height beneath the main beams.

The Shinagawa Station Takanawa Exit area is entering a major transformation phase. “TAKANAWA GATEWAY CITY,” led by JR East, held its town opening in March 2025, and KDDI has relocated its headquarters there.
