Sohgo Housing Breaks Ground on Second Co-Living Development in Tokyo’s Nerima Ward

Sohgo Housing Co., Ltd. commenced construction on July 15 for a new co-living facility, tentatively named the “Heiwadai Project,” in Heiwadai 4-chome, Nerima-ku, Tokyo. Developed jointly with VLOOM, this marks Sohgo Housing’s second co-living development, following the completion of “HAUN OGU” in 2025. Positioned as a short-term turnaround project from the planning stage, the property will be sold to a special-purpose company (SPC) managed by Samurai Capital upon completion.

Located a five-minute walk from Heiwadai Station on the Tokyo Metro Fukutoshin and Yurakucho lines, the property offers convenient access to major central Tokyo hubs, including Ikebukuro (10 minutes), Shibuya (22 minutes), and Shinjuku (23 minutes). The four-story reinforced concrete building will house 80 units and feature shared lounges and kitchens designed to encourage resident interaction, blending elements of shared housing and co-working in a “co-living” lifestyle.

The design is by FUKOUSHA, and construction is managed by Shimizu BLC Co., Ltd. The exterior adopts a calm, residential-friendly design to harmonize with the surrounding low-rise housing neighborhood.

Samurai Capital, the scheduled buyer, previously acquired “HAUN OGU” from Sohgo Housing in June 2025 and is set to acquire a third property, “HAUN Kuramae,” by the end of July. The company plans to operate the Heiwadai property under the HAUN brand, continuing its community-oriented approach through shared amenity spaces.
