Tokyo Tatemono Delivers Large-Scale Mixed-Use “TOFROM YAESU TOWER” in Front of Tokyo Station

TOFROM YAESU TOWER, a redevelopment project in which Tokyo Tatemono is participating as a member of the redevelopment association, was completed on Feb. 28, 2026. Located directly in front of the Yaesu exit of Tokyo Station, the supertall mixed-use building rises 51 stories above grade with four basement levels, reaching approximately 250 meters in height, and connects directly to Tokyo Station via the Yaesu underground shopping mall (Yaechika). The project integrates offices, retail, a theater and conference facilities, a bus terminal, medical facilities and other uses, marking the culmination of a redevelopment effort advanced with roughly 250 rights holders over about 25 years since the establishment of the “Tokyo Station Front Area Regeneration Promotion Roundtable” in 2000.
The project features a site area of approximately 3,200 tsubo (approx. 113,900 sq. ft.) and a Gross Floor Area of approximately 68,000 tsubo (approx. 2,419,600 sq. ft.). Nihon Sekkei handled the basic design, Obayashi Corporation’s architect office handled the detailed design, and construction was carried out by an Obayashi–Taisei JV. Facilities spanning transportation, culture, healthcare and retail will open sequentially, positioning the project as a “town” rather than a standalone office building. For seismic performance, it adopts the world’s first overlapping damper and shuriken damper system and is designed to withstand ground motions 1.5 times the structural calculation standard. The building also provides approximately 72 hours of emergency power supply and includes space to accommodate about 1,800 stranded commuters.
Opening Date | Facility | Overview |
March 20, 2026 | Bus Terminal Tokyo Yaesu (Phase 2) | One of Japan’s largest highway bus terminals; enhances access to international airports and regional cities. |
Spring 2026 | Theater & Conference Facility | An approximately 800-seat theater—the first in front of Tokyo Station—operated by Pia and Congrès; aimed at attracting MICE demand. |
June 30, 2026 | Nippon Medical School Yaesu Health Screening Station | Advanced preventive healthcare, including early cancer detection using FDG-PET. |
Fall 2026 | TOFROM YAESU Shop & Restaurant | Approximately 60 stores and restaurants; includes an indoor plaza, “Hinoki-cho Square.” |
Tokyo Tatemono will also relocate its head office functions to the building, with roughly 1,000 employees expected to work on floors 14–19. The project will form an integrated block with the adjacent TOFROM YAESU THE FRONT; upon the latter’s scheduled completion in July 2026, the entire block will be fully completed.
