Mitsui Fudosan Co., Ltd. and NIPPON STEEL KOWA REAL ESTATE CO.,LTD. broke ground on March 16, 2026, on the large-scale logistics facility MFLP LOGIFRONT Kyoto Yawata I in Yawata, Kyoto Prefecture. The two companies are also scheduled to break ground in October 2026 on the adjacent MFLP LOGIFRONT Kyoto Yawata II, bringing the combined Gross Floor Area of the two facilities to approximately 240,000 square meters (approx. 72,500 tsubo) (approx. 2,583,338 sq. ft.). The project marks the second joint logistics facility development by the two companies, following MFLP LOGIFRONT Tokyo Itabashi.

Kyoto Yawata I will be a four-story ramp-access facility with a Gross Floor Area of approximately 78,155 square meters (approx. 23,640 tsubo) (approx. 841,251 sq. ft.). Completion is scheduled for the end of August 2027. Kyoto Yawata II will feature a double-ramp design, with a Gross Floor Area of approximately 161,488 square meters (approx. 48,850 tsubo) (approx. 1,737,179 sq. ft.), and is scheduled for completion at the end of September 2028. The facilities are located at a key logistics node connecting Kyoto, Osaka and Kobe, approximately 3.7 kilometers from the Kyotanabe-Matsui IC on the Daini Keihan Road and approximately 2.8 kilometers from the Yawata-Kyotanabe IC on the Shin-Meishin Expressway. Future completion of the full Shin-Meishin Expressway is also expected to improve access toward Nagoya and Kobe.

The facilities incorporate a range of specifications tailored to tenant needs. At Kyoto Yawata I, the first-floor truck berths will be designed to allow garage registration, enabling integrated operations that combine warehouse, garage and office functions at a single operating base. All floors will be able to accommodate long-wing trucks and the operation of 2.0-ton forklifts. The upper floors will be fully air-conditioned, creating a working environment that can withstand the intense summer heat characteristic of basin climates.

On the environmental front, solar power generation under a PPA scheme will be introduced, with total output for the two facilities planned at more than 8 MW. The developers aim to obtain top-tier ZEB certification, which would bring annual primary energy consumption effectively to net zero, as well as DBJ Green Building certification and CASBEE A rank. For business continuity planning, the facilities will be equipped with emergency generators capable of operating for up to 72 hours and disaster-response stockpile warehouses. As a flood mitigation measure, the site will also be raised approximately 1.1 meters above the surrounding ground level.
