Sunwood Acquires Office/Retail Building in Nihonbashi Kobuna-cho
Sunwood has acquired the office and retail building “Nakanishi Building” in Nihonbashi Kobuna-cho, Chuo Ward, Tokyo. The seven-story reinforced concrete (RC) property has a gross floor area of approximately 232 tsubo (approx. 8,255 sq. ft.). As a more-than-50-year-old building built to pre-1981 seismic standards, the acquisition may also be aimed at a future redevelopment.
The property is located a five-minute walk from Shin-Nihombashi Station and Mitsukoshimae Station. Completed in June 1974, it has been operated as a small- to mid-size rental building in the Nihonbashi area. The seller was Aldepro, which sold the asset after holding it for just under 10 months.
Sunwood’s core business is its “SUNWOOD” for-sale condominium series. In recent years, the company has built a track record of development on smaller sites in central Tokyo, including “Sunwood Flats Kanda Jimbocho” (14 stories, 48 units; completed in 2023) and “Sunwood Higashi-Nihombashi Flats” (14 stories, 50 units; completed in 2017). A rebuild into a for-sale condominium—one of Sunwood’s specialties—could also be contemplated for the site.
