Mitsubishi Estate, JR Kyushu and Sumitomo Warehouse Complete Logicross Misato in Saitama

Logicross Misato, a multi-tenant logistics facility developed by Mitsubishi Estate, JR Kyushu and Sumitomo Warehouse in Misato, Saitama Prefecture, was completed on August 31, 2026. The project, located within the Misato Hokubu land readjustment district, broke ground in January 2025.

The facility sits approximately 2 kilometers from the Gaikan Misato-nishi Interchange on the Tokyo Gaikan Expressway. The nearby Misato Junction connects the Metropolitan Expressway, the Joban Expressway and the Tokyo Gaikan Expressway, supporting distribution to central Tokyo and across the Kanto region. The five-story building offers a gross floor area of approximately 40,847 tsubo (approx. 1,453,500 sq. ft.), with units available from approximately 950 tsubo (approx. 33,800 sq. ft.).

Within the same district, Mitsui Fudosan is developing MFLP Misato, a facility with a gross floor area of approximately 14,200 tsubo (approx. 505,300 sq. ft.) scheduled for completion at the end of October 2026. Logicross Misato is the only logistics facility in the district to adopt a double-ramp configuration with a central driveway. It also includes a hazardous materials warehouse capable of storing alcohol, cosmetics, lithium-ion batteries and similar goods.

The developers signed an agreement with the City of Misato to open part of the building's common areas as a temporary evacuation site in the event of a disaster. Surplus power generated by the rooftop solar installation is scheduled to be transmitted to the Shin-Otemachi Building, a Mitsubishi Estate-owned property in Otemachi, Tokyo. The project is the 23rd in Mitsubishi Estate's Logicross series, JR Kyushu's first logistics development in the Tokyo metropolitan area, and Sumitomo Warehouse's full-scale entry into logistics development within its real estate business.
