Comforia Residential REIT to Acquire Five Rental Housing Properties for Approximately JPY 10.3 Billion
Comforia Residential REIT, Inc. decided on July 13, 2026, to acquire five rental housing properties in the greater Tokyo metropolitan area. The total planned acquisition price is JPY 10.263 billion. The properties will be acquired in stages from August 3 to August 6 of the same year.
Of the five properties, "COMFORIA Shimo" (Kita Ward, Tokyo; planned acquisition price of JPY 2.841 billion) and "COMFORIA Musashi-Urawa" (Minami Ward, Saitama City; JPY 2.795 billion) are composed primarily of family-type units. As of the end of April 2026, their occupancy rates were 96.4% and 92.6%, respectively.
Meanwhile, "COMFORIA Gotanno" (Adachi Ward; JPY 1.352 billion), "COMFORIA Nishi-Takashimadaira" (Itabashi Ward; JPY 1.886 billion), and "COMFORIA Ayase" (Adachi Ward; JPY 1.389 billion) are composed primarily of single-type units. All three are relatively new properties completed between 2021 and 2023, with occupancy rates remaining at a high level of 96.5% to 100.0% as of the end of April 2026.
The REIT views the outflow of child-rearing households from Tokyo's 23 wards as continuing, while population inflow persists in the outer areas of the greater Tokyo region, including Saitama City, Adachi Ward, and Kita Ward. As part of a series of asset replacements accompanying this public offering, the REIT is disposing of rental housing in the Kansai region and student apartments with limited rent growth potential due to long-term fixed contracts, while acquiring rental housing in the greater Tokyo area (see related article: Comforia Residential REIT, Inc.
