Comforia Residential REIT, Inc. Transfers Student Housing Properties and Acquires Three Rental Residential Assets

Comforia Residential REIT, Inc. will acquire three rental residential properties for a total of approximately JPY 4,885 million and transfer two student housing properties for JPY 2,407 million. Under the theme of “portfolio reallocation,” the REIT is advancing an asset replacement strategy aimed at earnings growth in an inflationary environment.
The acquired properties are Comforia Gakugeidaigaku East (Meguro Ward, acquisition price: JPY 1,530 million), Comforia Nishiarai (Adachi Ward, JPY 2,185 million), and Comforia Itabashi Kuyakushomae (Itabashi Ward, JPY 1,170 million). All three are rental residential properties primarily consisting of single-tenant and compact units, with high occupancy rates ranging from 97.9% to 100%. Gakugeidaigaku East will be acquired from Cosmos Initia Co., Ltd., while Nishiarai and Itabashi Kuyakushomae will be acquired from Sumitomo Mitsui Trust Panasonic Finance Co., Ltd.
Meanwhile, the two properties to be transferred are College Court Hachimanyama and College Square Hachimanyama, both located in Suginami Ward. Both are operational student housing properties managed under non-pass-through master lease agreements. Regarding this asset replacement, the REIT said that rental residential assets, its primary investment target, “allow for flexible rent-setting in line with market trends and can be expected to generate rent growth,” suggesting that the decision places emphasis on rent pass-through capacity during inflationary periods.
