Nishitetsu Launches Two For-Sale Housing Projects in the Philippines

Nishi-Nippon Railroad Co., Ltd. (Nishitetsu) will launch two for-sale housing development projects in the Philippines—one in Dasmariñas City and one in Antipolo City—together with major local developer AXEIA DEVELOPMENT CORPORATION. Including these two, Nishitetsu will have a total of five residential development projects in the Philippines since entering the market in 2022.

The fourth project in Dasmariñas City is located in Cavite Province, south of Metro Manila. On a site of approx. 47,895 sq. m. (approx. 515,500 sq. ft.) (approx. 14,448 tsubo (approx. 514,100 sq. ft.)), the project will deliver 303 homes in total, comprising 60 detached houses and 243 townhouses. Construction is scheduled to begin in October 2027, with completion planned to roll out sequentially from April 2028. The fifth project in Antipolo City will be in a central city of Rizal Province adjacent to eastern Metro Manila, and will develop 150 low-rise condominium units on a site of approx. 10,412 sq. m. (approx. 112,100 sq. ft.) (approx. 3,149 tsubo (approx. 112,100 sq. ft.)).

Nishitetsu currently has 29 projects across six countries: Vietnam, Indonesia, the U.S., Thailand, the Philippines, and India. In the Philippines, a favorable real estate market has continued amid population growth and steady economic expansion, and Nishitetsu’s three existing projects have been performing well—for example, the first low-rise condominium project sold out all units.

Japanese developers have been entering the Philippine housing market one after another, and Hankyu Hanshin Properties has also established a local subsidiary to participate in a for-sale detached housing business in the Metro Manila area (related article: “Hankyu Hanshin Properties Participates in For-Sale Detached Housing Business in the Philippines”). AXEIA, the development partner, is a major Philippine developer founded in 1982, delivering 2,000–3,000 detached homes per year in suburban Metro Manila for low- to middle-income households. Both areas combine commuting convenience to nearby industrial zones with solid access to the urban core, and are expected to see resilient end-user demand from families—leading to the launch of these developments.
