Hankyu Hanshin Properties Joins “Northbourne Project” Residential Subdivision in Northern Melbourne

Hankyu Hanshin Properties has joined the “Northbourne Project,” a residential subdivision development in the northern suburbs of metropolitan Melbourne, Australia. The project is led by major local developer PEET Limited and others. This marks the company’s second residential subdivision project in Australia, following the 2024 launch of “Melrose Park” near Sydney.
The development site is located in Wollert, City of Whittlesea, Victoria, approximately 25 km north of central Melbourne. With a site area of approx. 199,000 tsubo (approx. 7,100,000 sq. ft.), the plan calls for 728 lots, with an average sales price of about AUD 316,000 (JPY 31.3 million) per lot. The average lot size is approx. 90 tsubo (approx. 323,000 sq. ft.), and the subdivision is intended primarily for single-family homes. The project also includes planned schools, parks, and commercial parcels.
With this participation, the group’s overseas residential subdivision business now spans 66 projects across six countries, totaling approximately 73,240 units. In Australia, the company will operate two projects—around Melbourne and Sydney—totaling roughly 2,630 units. The company positions Australia, along with ASEAN countries, as a key growth market given its expected population increase and aims to further expand its subdivision business.
The surrounding area offers strong residential demand drivers, with major retail facilities, hospitals, educational institutions, industrial estates, offices, and warehouses all located nearby. Leveraging existing infrastructure and adjacent developments, the company aims to support single-family housing supply and community-building in northern Melbourne.
