Orix JREIT to Acquire Two Rental Apartment Buildings in Osaka’s Minato Ward
Orix JREIT will acquire two rental apartment buildings in Minato Ward, Osaka, effective April 28, 2026. The combined acquisition price is JPY 6.4 billion. Both are adjacent, primarily single-tenant residential properties completed in 2024, and the investment was underpinned by their strong access to major areas within Osaka.
The assets to be acquired are Bayside Park OSAKA South Residensis (acquisition price: JPY 3.54 billion) and Bayside Park OSAKA North Residensis (JPY 2.86 billion). The properties are located a 6- to 9-minute walk from Bentencho Station on the JR Osaka Loop Line and the Osaka Metro Chuo Line. South Residensis is a 15-story reinforced concrete building with a gross floor area of approximately 1,351 tsubo (approx. 47,639 sq. ft.), while North Residensis is a 12-story reinforced concrete building with a gross floor area of approximately 1,073 tsubo (approx. 37,870 sq. ft.).
Both properties offer convenient access to Osaka’s major business and commercial districts, including Umeda, Namba and Honmachi, and are supported by a full range of neighborhood amenities such as supermarkets, convenience stores, drugstores and restaurants. Occupancy stood at 92.2% for South Residensis and 95.1% for North Residensis as of the end of January 2026, indicating steady lease-up roughly one year after completion. Orix JREIT determined that the assets also offer future upside potential and therefore decided to proceed with the acquisition.
