Nomura Real Estate Completes Largest “Landport” Logistics Facility in Chubu Region

Nomura Real Estate has completed construction of its high-spec logistics facility “Landport Tokai Obu I” in October in Tokai City and Obu City, Aichi Prefecture. With a Gross Floor Area of approx. 74,600 tsubo (approx. 264,000 sq. ft.), it is the largest multi-tenant property in the “Landport” series. The site offers strong regional connectivity, located approx. 0.5km from the Obu IC on the Isewangan Expressway and approx. 5.4km from Nagoya Port.
The building is a six-story, PCaPC-structure asset with a base-isolation system and dual-ramp configuration. The combination of double rampways and a central drive aisle enables trucks to access each floor directly, while the first floor provides double-sided and low-floor berths to support cross-dock operations. The facility also features high-voltage power reception and emergency generators to accommodate automation equipment and meet BCP requirements.
As the logistics industry responds to Japan’s “2024 labor regulation challenge,” the importance of relay hubs connecting the Tokyo and Kansai metropolitan areas continues to grow. Positioned in the Chubu region with efficient access to both markets, the facility can serve distribution needs for central Nagoya, Nagoya Port, and the Nishi-Mikawa industrial zone, supporting both long-haul and near-urban deliveries.
Under its management plan, Nomura Real Estate aims to develop 15 “Landport” properties totaling approximately JPY 340 billion over the next three years. Development of the adjacent “Landport Tokai Obu II” is also underway. In addition, the company has entered into a disaster-relief agreement with Tokai City and Obu City, under which the facility will serve as an emergency support base in times of disaster.
