Open House Development Acquires Office Building in Yotsuya
Open House Development Co., Ltd. has acquired the MEISTER YOTSUYA Building, an office property located in Yotsuya 1-chome, Shinjuku Ward, Tokyo. The seller was Nohara Group Co., Ltd.
The property is a four-story reinforced concrete office building located a three-minute walk from Yotsuya Station. Completed in 1993, the building has a gross floor area of approximately 301 tsubo (approx. 9,953 sq. ft.) and a typical floor plate of approximately 63 tsubo (approx. 2,083 sq. ft.). The building is equipped with one elevator and 14 parking spaces.
Founded in 1598, Nohara Group is a long-established building materials trading company with consolidated net sales of approximately JPY 152.9 billion for the fiscal year ended June 2025. Its headquarters is located at 1-1-11 Shinjuku, Shinjuku Ward, within walking distance of the sold property. Since its completion in 1993 as a company-owned building developed by Nohara Sangyo (as it was then known), the asset had been held within the group for approximately 31 years through corporate splits and mergers.
The disposition is viewed as part of the company’s corporate real estate (CRE) strategy, monetizing a long-held asset near its headquarters. The Open House Group has been actively acquiring income-producing properties from established corporations, including older residential assets (see related article: Open House Real Estate Acquires Rental Apartment in Shirokanedai, Minato Ward).
Yotsuya Station is served by four rail lines — the JR Chuo Line, JR Sobu Line, Tokyo Metro Marunouchi Line, and Tokyo Metro Namboku Line — providing strong connectivity to central Tokyo. The Open House Group has designated terminal station areas across the Tokyo metropolitan area as priority investment zones, and this acquisition appears to align with that strategy.
