IHI and Mitsubishi Estate Complete Toyosu’s Final Large-Scale Redevelopment with Toyosu Sail Park Building

IHI Corporation and Mitsubishi Estate Co., Ltd. announced the completion of Toyosu Sail Park Building (TOYOSU SAIL PARK B Tower), the final large-scale redevelopment project in the Toyosu 2-chome and 3-chome district, with the opening of its commercial area on July 24, 2025. The shared corporate dormitory "TRIAL HOUSE ‘TAMESU’" will begin accepting residents on August 1, while the incubation facility "LIFESTYLE LAB ‘TOYONOMA’" is scheduled to open on September 1.
The building integrates retail, incubation, and residential functions, aiming to foster new business creation and retain young talent as part of the area’s “urban talent infrastructure” concept. It follows IHI and Mitsubishi Estate’s previous Toyosu redevelopment projects—Toyosu Front (completed in 2010) and Toyosu Foresia (completed in 2014). Across the three projects, the total leasable area in the district now reaches approximately 63,000 tsubo (approx. 2.24 million sq. ft.).
The Toyosu Sail Park Building features a total gross floor area of approx. 26,922 tsubo (approx. 890,500 sq. ft.), with 21 retail and service tenants, an incubation facility to support startups, and a shared corporate dormitory for young professionals. Office floors (4th–15th floors) provide a standard floor plate of approx. 1,275 tsubo (approx. 42,150 sq. ft.), meet ZEB Oriented certification standards, and are equipped with emergency generators supporting 72-hour operation.
