Tenwas Acquires Aging Building in Front of Tokyo Station Amid Ongoing Redevelopment in Yaesu

Tenwas Co., Ltd. has acquired the Yaesu Rotary Building, located in 1-chome Yaesu, Chuo Ward, Tokyo. The seller is Yaesu Sakaeya Co., Ltd. The property occupies a prominent corner site facing Sotobori-dori directly in front of Tokyo Station. With large-scale redevelopment projects underway in the surrounding area, including TOFROM YAESU, the acquisition appears to anticipate rising area potential.

The property is a 10-story building with three basement levels, constructed of steel-reinforced concrete (SRC). It comprises retail space on Basement Levels 1–3 and Floors 1–3, and office space on Floors 4–10. The exclusive area totals approximately 311 tsubo, with approximately 129 tsubo allocated to retail and approximately 182 tsubo to office space. Completed in January 1966, the building is approximately 60 years old.

The seller, Yaesu Sakaeya, is a long-established company founded in Nihonbashi in 1897. Its head office is located at the same address as the property (1-7-17 Yaesu). The company adopted its current name following a merger with Kanayama Shoji in 2014. The sale comes after an ownership period of approximately 12 years and represents the divestment of a company-owned building.

The buyer, Tenwas, is a Tokyo-based real estate developer engaged in the development and management of retail, office and rental residential properties primarily in central Tokyo. The company operates several in-house brands, including the “Wamall” retail series, “Habiul” office buildings and “Haluwa” residential properties, and is known for its value-add strategies targeting aging assets.

In the Yaesu area, TOFROM YAESU TOWER (54 stories, approximately 250 meters tall), which will house the headquarters of Tokyo Tatemono, is scheduled for completion in February 2026. In addition, Torch Tower, set to rise 63 stories and approximately 390 meters, is slated for completion in 2028 and will become Japan’s tallest building. As redevelopment progresses, activity involving the rebuilding or sale of older properties in the vicinity may accelerate.
