CPP Investments Backs SC Capital Partners’ Japan Hospitality Strategy

CPP Investments (Canada Pension Plan Investment Board) has made a new commitment to SC Capital Partners’ Japan-focused hospitality investment strategy. Including existing investors, total initial commitments amount to up to JPY 51.8 billion, with the potential to scale up to JPY 112.8 billion over time.

SC Capital Partners is a Singapore-headquartered real estate investment manager with approximately JPY 1,400 billion in assets under management across the Asia-Pacific region. Japan represents around 75% of its AUM, making it the firm’s largest investment market. Hospitality is a core sector for SC Capital Partners, and the firm accelerated its hotel investments in Japan through the launch of Japan Hospitality Fund I in 2022. In 2023, SC Capital Partners, together with a consortium including Abu Dhabi Investment Authority (ADIA) and Goldman Sachs Asset Management, acquired 27 hotels comprising 7,124 rooms from Daiwa House Industry in a large-scale transaction.

The latest capital commitment is underpinned by the recovery of inbound tourism, government support for the tourism sector, and stable domestic demand. SC Capital Partners has established an integrated platform covering acquisition, operations, and value creation, serving as the lead shareholder of Japan Hotel REIT Advisors and owning Hotel Management Japan outright.

CPP Investments is one of the world’s largest pension funds, with approximately JPY 110,000 billion in assets under management. Its participation highlights strong global institutional investor interest in Japan’s hospitality market.
