Daibiru Completes Office Building in Melbourne CBD, Australia

Daibiru has completed “7 Spencer,” an A-grade office building in Melbourne’s central business district (CBD), which it had been jointly developing with major Australian real estate developer Mirvac Limited, whose assets under management total approximately AUD 23 billion. The building was completed on April 2, 2026, after a construction period of approximately three years.

“7 Spencer” has 21 above-ground floors and one basement level, with a leasable area of approximately 14,200 tsubo (approx. 505,249 sq. ft.). Its typical floor plate ranges from approximately 600 to 900 tsubo (approx. 21,348 to 32,022 sq. ft.), meeting tenant demand for large, contiguous floor plates, while also offering flexibility to be subdivided into up to four sections. In terms of environmental performance, the building is expected to obtain NABERS Energy 5.5 Star and Green Star 5 Star certifications, giving it appeal to tenants that prioritize ESG. The property is located about one minute by free tram, or a five-minute walk, from Southern Cross Station, and faces the Yarra River.

Daibiru, part of the Mitsui O.S.K. Lines Group, has positioned its overseas business as one of the three pillars of its medium- to long-term management plan, “BUILD NEXT.” 2035, alongside its domestic and new businesses. The plan was formulated in fiscal 2023. As priority initiatives, the company has set out to expand investment in Australia and Vietnam, and its overseas business has grown to a total of 10 projects across four countries, including development projects. Daibiru has also deepened its relationship with Mirvac Limited, and in August 2023 invested in an office building fund operated by the company. “7 Spencer” will become a core asset that strengthens the stable earnings base of Daibiru’s Australian business.
