Prologis has completed development of Prologis Park Koga 7 in Koga City, Ibaraki Prefecture, finishing in February 2026. The logistics facility consists of 10 multi-tenant HAZMAT warehouses plus a management building, designed to meet growing demand for specialized storage of materials such as lithium-ion batteries, cosmetics, and alcohol-based products.

Situated within the North Tone Industrial Park, the property occupies a site of approximately 6,825 tsubo (approx. 225,413 sq. ft.) with a total gross floor area of about 3,590 tsubo (approx. 118,440 sq. ft.). Each warehouse is equipped with foam fire-suppression systems, and a 5-meter deep canopy has been incorporated to support efficient loading/unloading during rain, enhancing operational utility for tenants.

This development expands the existing HAZMAT warehouse footprint in the region. Together with Phase 1 of the project in Koga (eight HAZMAT buildings), the combined facilities now form one of the largest HAZMAT warehouse clusters in Japan.

The expansion reflects a rapid increase in demand for qualified hazardous material storage space — particularly driven by the rise of electric vehicle (EV) adoption and lithium-ion battery distribution. As these products are regulated under Japan’s Fire Service Law and cannot be stored in general purpose warehouses, dedicated HAZMAT facilities are a critical logistics asset.

Prologis Park Koga 7 has already secured leasing activity with a leading logistics operator, Maruwa Transport Co., Ltd., which signed a lease for space in Phase 1. The site layout and operational planning also allow for integrated operations between HAZMAT and dry warehouse functions.
