Sumitomo Forestry to Jointly Develop Wood-Frame Multifamily Community Near Atlanta, Georgia

Sumitomo Forestry will jointly develop a wood-frame rental apartment community, RENDER Tucker, in the suburbs of Atlanta, Georgia. Construction is scheduled to begin in January 2026, with completion targeted for April 2028.

The site is located in the Tucker area near Atlanta and spans approximately 13 acres (about 52,600 sq. m (approx. 566,000 sq. ft.)). The project will consist of six residential buildings and one shared amenity building, with 312 units planned and 27,371 sq. m (approx. 294,624 sq. ft.) of rentable residential area. The buildings will use wood-frame construction (2×4 platform framing). Amenities will include a coworking space, fitness center, and pool.

The development vehicle will be an SPC jointly funded by Crescent Communities, a wholly owned subsidiary of Sumitomo Forestry, and Chuo-Nittochi I LLC, a wholly owned subsidiary of Chuo-Nippon Land & Building. Sumitomo Forestry Asset Management will oversee the project. Crescent Communities launched its suburban multifamily brand “RENDER” in 2021 and has developed six projects across the U.S. The company started 5,344 multifamily units in 2024—equivalent to the fourth-largest volume in the U.S.—and Sumitomo Forestry Group’s U.S. real estate business continues to expand as a key pillar alongside for-sale homebuilding.

The Atlanta metro area has continued to see inbound migration driven by comparatively affordable housing costs versus coastal markets and ongoing corporate relocations, making it one of the leading growth markets in the U.S. With fewer housing starts expected to tighten supply-demand conditions from 2026 onward, the project’s planned 2028 completion is expected to support a favorable lease-up and stabilization timeline. In addition, amid tightening environmental regulations, the use of wood construction for mid-rise multifamily in the U.S. has been expanding, and interest in wood buildings—balancing CO2 reduction with economic viability—continues to grow.
