Livlan to Develop Three Soundproof Rental Apartment Buildings in Nerima Ward and Niiza City
Livlan Co., Ltd. will develop three soundproof rental apartment buildings under its Musision brand in Nerima Ward, Tokyo, and Niiza City, Saitama Prefecture. All three properties are scheduled for completion in fall 2026, together supplying 69 new units.
Among the three properties, Musision With Ekoda in Toyotama, Nerima Ward, will be the series' first pet-friendly soundproof rental apartment. It is located a four-minute walk from “Ekoda” Station on the Seibu Ikebukuro Line, two doors down from the existing Musision Ekoda property. The average asking rent for rental apartments within a ten-minute walk of Ekoda Station has risen approximately 26% over the past three years, from around JPY 10,700 to approximately JPY 13,500 per tsubo, and the pet-friendly and soundproof features of this property are expected to command a rent premium (estie Residential Research, editorial team analysis).
In the soundproof rental apartment market, the Musision series has a 26-year history and operates 49 buildings with 956 units across Tokyo and three neighboring prefectures.
